Leasing

The right tenant, signed and moved in.

We price the unit, market it, run every showing and screen every applicant. You choose the tenant, we sign the lease and hand you the keys back. After that, you manage the tenancy yourself.

Who it's for

Owners who are happy to manage, but not to find tenants.

Finding a tenant is the part of being a landlord that takes the most evenings: pricing the unit, answering messages, running showings, chasing references. If you're comfortable handling repairs and rent yourself once someone's moved in, leasing on its own is usually all you need.

If you'd rather not take the calls at all, full management includes everything on this page and carries on after move-in.

Step by step

How a lease comes together.

You'll hear from us at every step, and you make the decisions that matter: the asking rent and the tenant.

  1. Walk-through and rent

We visit the unit with you, note anything worth fixing before photos, and recommend an asking rent based on what similar homes nearby actually leased for.

  2. Photos and listing

Daylight photos and a plain, accurate description. The listing goes live where Ottawa renters search, and we answer every enquiry.

  3. Showings

We schedule and attend every viewing, give tenants notice if the unit is occupied, and send you a short note on how each one went.

  4. Screening

Every applicant completes a full rental application. We verify income and employment, run a credit check with consent, and call previous landlords.

  5. Your choice and the lease

You get the strongest applicants side by side with our notes. Once you choose, we prepare the Ontario Standard Lease and collect the deposit before keys change hands.

  6. Move-in

A dated inspection with photos of every room, signed by the tenant, so the move-out comparison is simple. Then the keys are yours.

Screening

What we check before you see an applicant.

  • A complete application, with every adult who'll live in the unit
  • Proof of income and employment, confirmed with the employer
  • A credit report, with the applicant's written consent
  • References from current and previous landlords
  • Photo ID matched to the application

We screen every applicant the same way, following Ontario's Human Rights Code.

Questions

Common questions.

How do you decide the asking rent?

We look at what comparable units nearby actually leased for recently, not just what's listed, and adjust for size, condition, parking and season. You'll see the comparables and make the final call.

Who chooses the tenant?

You do. We send you the strongest applicants side by side with what we verified and our recommendation, and you decide.

Can I move to full management later?

Yes. You can start with leasing and switch whenever the tenancy starts taking more of your time than you'd like. Nothing about the lease has to change.

What if the unit is still occupied?

We can list and show it while the current tenant is there, giving them proper written notice before every showing as Ontario rules require.

What would your place rent for?

Tell us the address and a little about the unit. We'll come back with an asking rent based on what similar homes nearby actually leased for, and a plan for filling it.
