Full management

We find the tenant, then we stay.

Everything in leasing, plus the years that follow: rent collection, repairs, renewals and Ontario's notices, with one statement every month and one person to call.

What's included

The whole tenancy, handled.

You stay in control of the big decisions. We handle the day-to-day and keep you informed in writing.

Rent

  • Monthly rent collection
  • Same-week follow-up on late payments
  • Deposits held and reconciled

Repairs

  • One number for tenants to call
  • Local trades, quotes on larger jobs
  • Your approval above a limit you set

Rules and renewals

  • Rent increases on Form N1, 90 days ahead
  • Renewals and lease changes
  • Move-out inspection and deposit
Every month

One statement, readable in two minutes.

Rent received, anything spent, and what's coming up next: a renewal date, a furnace service, a rent increase notice that needs to go out. Every expense comes with the invoice.

If something needs a decision from you, we call or email with the options and a recommendation. You won't find out about a repair from the statement.

Questions

Common questions.

Who do tenants call when something breaks?

Us. Tenants get one number for repairs. We assess the problem, send the right trade, and keep you posted. Urgent issues like no heat in January get handled first.

Do I have to approve every repair?

No. You set a dollar limit when we start. Anything under it we handle and report on the statement; anything over it, we call you first with quotes and a recommendation.

How do rent increases work in Ontario?

A rent increase needs written notice on Form N1 at least 90 days before it takes effect, and can happen once every 12 months. For units first occupied on or before November 15, 2018, the increase can't exceed the yearly guideline: 2.1% in 2026 and 1.9% in 2027. We track the dates so notices go out on time.

Can you take over a unit that already has a tenant?

Yes. We'll review the existing lease and deposits, introduce ourselves to the tenant in writing, and take it from there.

What would your place rent for?

Tell us the address and a little about the unit. We'll come back with an asking rent based on what similar homes nearby actually leased for, and a plan for filling it.
